The Lease Specialist position supports the Lease Division. As the local area lease expert, the position entails 1) Recommending pricing to minimize client’s holding costs while maximizing property value; 2) Pricing recommendations include base rent, operating expenses, deposits, escalations, terms, tenant improvements, renewal options, liability insurance and other financial concerns; 3) Securing clients for new business.

Duties
Reviewing and contacting landlords regarding CAM charges
Applying analytical and trend analyses
Providing market analysis and supporting documentation where appropriate so that clients are able to make better and informed decisions about their leases
Building solid relationships and being accountable to clients
Evaluating in-depth real estate finance & lease analysis, financial forecasting and lease vs. buy scenarios
Pre-qualifing potential lessees prior to entering contract negotiations
Preparing and negotiating transactions including lease of buildings, strategic negotiations and initiation of legal contract reviews
Performing demographic studies to assist clients in organizing and optimizing their specific goals
Acting as liaison between landlords and tenants. Coordinating negotiations, site inspections and financial requirements
Educating and setting reasonable client’s expectations about real estate processes, schedules and costs through seminars and presentations
Providing comprehensive real estate solutions through education and consultations
Required Skills / Competencies
Current California Department of Real Estate License
Minimum two years commercial real estate experience
Understanding of operations lease language
Multitasking with ability to juggle several projects simultaneously
Basic financial and accounting knowledge
Exceptional organizational skills
Strong verbal and written communication skills
Exceptional understanding of client service skills
